Crawl Space Encapsulation in Nashville Post Water Damage

SERVPRO Can Mitigate Moisture in a Nashville Crawl Space After Water Intrusion with an Encapsulation

Many homeowners ignore their below ground crawl space if they cannot convert it into a full room; this is a mistake for two reasons. A crawl space is a source of moisture that turns into a perfect environment for mold growth if ignored and can degrade the construction materials. Also, a crawl space is a valuable storage area if it is waterproofed properly.

This conversion process is called encapsulation, and it adds value and waterproofs Nashville homes when done by a professional company. SERVPRO has the knowledge and equipment to help you protect your home while at the same time add extra storage space by controlling the humidity, sealing cracks and other openings, and installing a barrier against future moisture and ancillary problems. We construct a dry zone under your home.

Controlling Humidity: First, we pump out standing water. Next, we install a dehumidifier to lower the air moisture content. One of our technicians then examines the crawlspace to determine if an interior drain system (perimeter tile) is needed to prevent a return of water. If your residence is near a creek, river, or pond, this may be necessary.

Sealing Cracks and Openings: Our SERVPRO conversion team examines every point of entry into the crawlspace; every crack in the concrete, every joint between the blocks and space around each pipe and vent (ductwork) that enters or leaves the area. For cracks and joints, repairing them is accomplished easily with fresh cement and a few hours of finishing work. Once completed, a vapor barrier is applied to exposed surfaces to reduce the threat of future moisture and mold growth. Sealing off space around pipes and vents requires a special compound. The type we use depends on the material of the item to be sealed and how much space is between it and the opening around it. If the gap is large, then team members use insulation to fill it.

Installing a Barrier: This is a polyethylene type liner crafted to keep moisture outside, away from the crawl space and any property you store there. The liner comes in different thicknesses, allowing us to seal walls, ceilings, and floors. The liner can even function, a primary reason for a vapor barrier, on a dirt floor if there is no continuing leak underneath to disturb the soil. We can also install a sump pump and a permanent dehumidifier to maintain a consistent RH level in the crawl space.

Waterproofing your crawl space protects your home, improves your indoor air quality and adds to the property value. SERVPRO of South Nashville does this and more to help keep your residence safe and dry from weather and plumbing disasters. Call us today at (615) 331-0200 for an initial inspection.
